Its Xintiandi flagship on Huaihai Road opened alongside the brand’s first-ever fashion show in Shanghai — a spectacle that drew supermodels including Alessandra Ambrosio, Josephine Skriver, He Sui (何穗), and Xi Mengyao (奚梦瑶). The store became an instant landmark, the kind of debut that generates foot traffic and social currency in equal measure. Nine years on, Victoria’s Secret has vacated that space. The brand says it is the beginning of a new chapter. What it also represents is a lesson in what Xintiandi now demands from every brand that occupies it. The upscale shopping district has become a story-driven retail arena — and brands that can't generate fresh narratives get displaced, regardless of their heritage. The brand remains one of China’s most widely distributed lingerie players, currently operating 67 stores nationwide and adding four further locations in 2026. Its global financials have also rebounded: in Q4 2025, net sales reached $2.27 billion, up 8% year-on-year, while full-year 2025 net sales totaled $6.55 billion, up 5% from $6.23 billion in 2024. But relevance in Xintiandi is not self-renewing. It must be continuously earned. Muji’s departure from a prominent Huaihai Road unit offers a parallel. A brand that once commanded genuine cultural credibility among young urban Chinese consumers found itself unable to sustain the narrative energy that Xintiandi extracts from its tenants. Two exits from the same corridor, two different categories, one shared dynamic. What survival now requires The implication for brand strategists is clear: Xintiandi no longer rewards a strong opening. The district now functions as a live test of a brand’s capacity to generate sustained cultural conversation — through product launches, experiential retail, ambassador activations, and social traction. Brands that cannot maintain that output will find foot traffic migrates to those that can. Victoria’s Secret has the assets to compete on those terms. Its ongoing ambassador investment — Yang Mi (杨幂) has held the role since 2020 — and its product pivot toward comfort-led categories signal a brand that understands the shift in consumer values. Whether its next Shanghai flagship can convert those assets into durable relevance remains the real question. The address will change. The pressure will not.
