The Riviera will absorb the next one, and it is already close to full. ‘The White Lotus’ effect: Too much of a good thing? The numbers are striking enough that they are worth stating plainly before anyone dresses them up. French Riviera revenue was up 73% in 2025 and is pacing for more than 300% growth in 2026, according to Embark Beyond, a New York-based luxury travel agency whose client base is roughly three-quarters American and mostly ultra-high-net-worth. Saint-Tropez ranks first among its summer resort destinations and the wider French Riviera second. Average transaction value is estimated at $31,370 for 2026, with Europe accounting for 46% of revenue. What interests me is not the growth itself but what it is about to collide with. Capri and St. Barths offer a warning, both approaching a tipping point: a basic room in Capri now runs $5,000 on a street too crowded to walk down. Returning St. Barths guests have started describing the island as too complicated to enjoy. When the hotel delivers but the experience of arriving, moving, and simply being at the destination collapses, you do not have a pricing problem. You have a desirability problem that no rate can fix. Thailand is a useful precedent. The White Lotus effect gave the country a real bump after its season, but a smaller one than Sicily received, demonstrating that the tourism surge is unevenly distributed and its value depends entirely on what a destination can absorb. The Riviera is about to find out how much that is. What luxury sells when status stops being enough What is the luxury industry actually selling now that objects have stopped signaling status, and why has hospitality become the place it tests the answer? This is the question underneath everything. Luxe Renaissance, a collaborative industry book featuring experts from LVMH, Kering, and Richemont, sets out one answer. The argument, “luxe transformatif,” holds that the industry spent decades working outside in, supplying objects that signal something outward. Now, it is shifting to work inside out, selling internal vitality and personal change instead. That thesis rests on a real collapse. Some 70 million luxury customers have been lost since 2022, according to Bain & Co. The first quarter of 2026 brought another contraction, with global personal luxury sales down 3% to 5%. When brands stop justifying their prices, selling change rather than possession is not a philosophical flourish — it is a rational commercial move. Hospitality is where that move has become most visible. LVMH’s Cheval Blanc now offers programs that ask guests to participate in their own transformation rather than simply indulge them, an inversion of what a luxury stay was once understood to be. The category has decided that transformation is the product. Wealthy travelers aren’t seeking self-actualization Here is where the industry has talked itself into the wrong story. We have been romanticizing transformational travel for three years now, and it is worth asking how many things actually offer transformation. Not many. Certainly not a long weekend, however well programmed. The deeper error is the assumption that wealthy clients have cleared the lower tiers of need and now require self-actualization. That is simply false. The pyramid is broken. Whatever their economic success, most of these clients are stuck at love and belonging, and no amount of transformational packaging changes that. The behavior is right there in the market. Private clubs proliferate while self-created affinity groups increasingly travel together like families. Both are selling the same thing: vetted company. One in six people globally are affected by loneliness, with social connection now formally identified by the World Health Organization as a public health priority. Pew found 42% of US adults unpartnered in 2023. Put those figures beside the collapse in pricing power, and the conclusion is difficult to avoid. Luxury is not only in a slump because of inflation. It is in a slump because what it sells no longer matches what its customers actually need. What luxury builds next Instead, demand is moving toward clinical wellness, driven by peptides and beauty work — forms of optimization on a short horizon rather than biological reinvention. Men’s skincare usage, for instance, rose 68% between 2022 and 2024, according to Mintel. The pattern is clear: people are not buying a remade self. They are buying a slightly better version of the one they have, and they want it quickly. Seoul and Japan are absorbing the search for the newest fountain of youth, which should give pause to anyone modeling longevity-centered hospitality as a European category. Japan is among Embark’s fastest-growing markets, up 147% in 2025 and another 16% year-to-date in 2026. The customer for cosmetic and regenerative work is already routing through Asia. Any Riviera version of this business will be competing for them, not discovering them. Cannes will deliver its audience surge, and the Riviera will book out. But The White Lotus will also put a camera on the gap between what these properties promise and what guests actually come away having felt. The industry has spent three years preparing an answer about transformation. The frontline suggests the question was about company all along. And that’s the part I keep coming back to. We built an entire language of reinvention because it justified the price, and in doing so we talked past what people were actually asking for. They are not lonely for a better version of themselves. They are lonely for each other. The most valuable thing luxury hospitality can offer right now is belonging, carefully curated and genuinely felt, which happens to be the one thing that cannot be faked at scale or discounted into a package. The houses that understand they are in the business of company will quietly win the coming years. The ones still selling the reinvention will keep wondering why the rooms are full and the guests still leave feeling like they missed something. That gap, between what was promised and what was felt, is the whole game now.
