K11 to open 1st Fujian mall under new owner

What happened K11 Select opens September 22 in Xiamen’s Wuyuanwan (五缘湾), the K11 brand’s first project in Fujian province, according to the mall’s WeChat account. Developed by Xiamen Rail Group (厦门轨道集团) with K11 by AC, the roughly 95,000-sqm complex sits at the center of the Wetland Park TOD on Metro Line 2, linked by a sky corridor to Wuyuanwan Wetland Park and Banmei Park, Xiamen Daily reported in July. Nearly 200 tenants have signed, among them Freshippo (盒马鲜生), restaurants led by Michelin-starred chefs, and Fujian’s first UME Cinema. The WeChat announcement adds Marc Jacobs and Moschino to the list, and sets an opening program pairing a 10-meter lobster installation by Philip Colbert, billed there as a global debut, with a Line Friends Brown Bear 15th anniversary experience and a China National Geographic photography show. Marketing materials describe the complex as China’s first wetland conservation-type shopping art landmark. Xiamen Rail Group and K11 signed the partnership in July 2022, targeting an opening in late 2025 or early 2026. The Jing Take Ownership of the name changed mid-build. Chinese trade coverage of the 2022 signing described K11 as a premium lifestyle brand under New World Development. Xiamen Daily’s report this July credits the project to Xiamen Rail Group and K11 by AC. In between, New World sold the K11 management arm, then called K11 Concepts Management, to Adrian Cheng (郑志刚) for HK$209 million ($27 million) around his September 2024 departure, Forbes reported. New World kept the underlying properties, ARTnews reported, citing the company’s statement to the South China Morning Post. The brand left with Cheng and now sits inside Almad Group, the venture he launched a year later. K11’s brand and K11’s property now sit in separate companies Xiamen is the first substantial mainland opening to test what he bought, and the contract shows what that is. In May 2022, the commercial management tender for the Wetland Park TOD went to Shenzhen Xinyisi Business Co., then a wholly owned subsidiary of K11 Select Management Company Limited, Guandian reported, citing corporate records. Fee income, not rent — the asset-light structure was in place from the start, and what changed was the parent above it. Cheng inspected the site in mid-March 2025 with Wang Xiaohu (王小虎), K11’s president of asset-light business, Winshang reported. Rollout speed is the entire economic case for that model, which makes an opening arriving the better part of a year behind its original target an awkward first exhibit. Musea is the other half of the same split. New World posted a HK$3.73 billion ($476 million) half-year loss and refinanced HK$88.2 billion ($11.3 billion) of offshore debt, while Cheng’s company supplies the mall’s curation. Landlord and brand manager now keep separate books and optimize for different things — one for rent at renewal, the other for fee volume across a pipeline. The first round of lease renewals in Tsim Sha Tsui will be the first time those two sets of interests are priced against each other. New World needs the rent, Cheng needs the rollout Wuyuanwan also asks the brand to work far below Musea’s altitude. Select is the youth-facing line — Wuhan’s Guanggu K11 Select, the first of the format when it opened in November 2017, was pitched as fashionable, refined, and light luxury, and Xiamen is Fujian’s first rather than China’s. Hard luxury in the city is already spoken for. Xiamen MixC signed more than 20 luxury brands, Hermès, Louis Vuitton, Gucci, and Cartier among them, within a year of opening in late 2018, has Fujian’s first Dior under construction, and opened a second phase in May, according to China Resources Land. Hong Kong showed the limits of curation standing alone. Tourist spending at Musea rose 50% year-on-year over the summer, which the developer credited to its exhibition program, yet member spending on watches and jewelry grew 80% against 20% for international luxury brands. Xiamen has the exhibitions and nothing comparable sitting behind them. The test is whether Chinese developers keep paying for a name whose owner is now a manager rather than a landlord.
